How leasing a space works

Most office and retail lettings take six to ten weeks from viewing to keys. Your agent keeps both sides moving.

  1. Brief and shortlistSize, budget, location and move date, then a shortlist with rents and service charges.
  2. ViewingsAccompanied viewings, with floor plans and the landlord's terms in hand.
  3. Heads of termsRent, term, breaks and incentives agreed in writing before lawyers start.
  4. Lease and keysBoth lawyers agree the lease, then you sign, pay the deposit and move in.

Questions

Every listing shows the rent, the service charge and the size, so you can compare spaces before a viewing.

How is commercial rent quoted?

Usually per sq ft per year, before service charge and local taxes. Each listing shows what is included.

What is a break clause?

A date in the lease when one side can end it early, usually with written notice.

Do I pay a fee as a tenant?

Usually not. The landlord pays our letting fee unless we agree otherwise in writing.

Can I change the use of a shop?

It depends on the planning use of the unit. We check this before you sign heads of terms.

How much notice do I need for a renewal?

Start six to twelve months before the lease ends. That leaves time to compare other spaces.

How do I know a payment request is real?

Phone the office on a number you trust before sending money. We never change bank details by email.
