Burst pipe, no heat or water coming through a ceiling? Tenants call the 24-hour repair line on (555) 017-3399. If you smell gas, leave the home and call the gas emergency number first.
Wrenfold Lettings manages rented homes for owners who would rather not handle tenants, rent and repairs themselves. You get a named property manager, a monthly statement and photos from every inspection.
Choose letting only or full management. Each service has a written scope, so you know what we do and what we pass back to you.
| Service | What it covers | Who it suits |
|---|---|---|
| Tenant finding | Photos, a written listing, accompanied viewings and referencing with identity, income and landlord checks. | Owners with an empty home |
| Rent collection | Rent collected on the due date, chased the next working day if late, and paid to you within three working days. | Owners on full management |
| Maintenance and repairs | Repairs through vetted local trades, with your approval needed for any job above a limit you set. | Owners who live away or work full time |
| Inspections | A move-in inventory, a visit every six months and a move-out check, each with dated photos. | Every managed home |
| Owner statements | A monthly statement and a yearly summary of rent and costs to pass to your accountant. | Owners who need clean records |
| Lease renewals | A rent check against nearby lets, a renewal offer to the tenant and a new agreement signed before the end date. | Owners with a lease ending soon |
Each area has one property manager who knows the trades, the streets and the local letting rules.
Most owners move over to us within two to three weeks. Your manager handles the handover with your current agent or tenants.
A general guide. Your management agreement sets out the fees for your own home. If the two differ, follow your agreement.

| Rent collection | Letting, plus rent collected and chased | 7% of monthly rent |
| Full management | Rent, repairs, inspections and statements | 11% of monthly rent |
| Lease renewal | Rent check and a new signed lease | $250 per renewal |
| Rental estimate | A visit and a written rent range | Free |
