A hotel built in a factory

Rattan Chadha, Concrete and Schiphol.

citizenM was started in Amsterdam by Rattan Chadha, who had earlier founded the fashion brand Mexx. English Wikipedia, citing a report in The Independent of 29 June 2012, dates the company to 2005 and says Chadha had run Mexx until he sold it in 2004. A press release for the London opening, carried by the trade site Hotel Executive on 28 June 2012, also introduced Chadha as the founder and former chief executive of Mexx. The brand writes its name with a lowercase c and a capital M, a spelling that appears in its own releases and in the trade press.

The first hotel opened at Amsterdam Airport Schiphol in 2008. The design magazine Dezeen published the project on 7 November 2008, largely in the words of citizenM’s own project text. It described a building made of prefabricated room modules, each built and furnished in a factory and then stacked on site, with a ground-floor lobby and food and drink area beneath them. The credits it listed set out the brand’s first design team. The concept, architecture and interior were by the Dutch firm Concrete; graphic design and visuals were by the Amsterdam agency KesselsKramer; the lighting and the in-room “mood” system were by Philips; the room modules were made by Modcon; and the lobby furniture came from Vitra. English Wikipedia also credits KesselsKramer with the citizenM branding and logo, and the agency’s own Wikipedia entry lists citizenM among the brands it developed.

Several details in that first building became the brand’s vocabulary. Dezeen described an entrance formed as a red glass box, a red service bar and red bar tables, a facade of black metal panels with aluminium window frames, and a covered walkway in silver-coloured steel. Inside the rooms, coloured LED strips above translucent ceilings could change the light, and a touch-screen panel the brand called the mood pad offered preset moods and controlled the blinds, the climate and the television. The bed linen was white.

The ground floor was planned as a set of living rooms for working, eating and sitting rather than a conventional lobby. According to Dezeen, it was furnished only with Vitra pieces, which the two companies could swap from time to time, so that the lobby also worked as a showroom.

Art, London and Marriott.

Wikipedia lists the next openings as a second Amsterdam hotel, in the city centre, in 2009, a hotel in Glasgow in 2010 and the first London hotel in 2012. The release carried by Hotel Executive on 28 June 2012 said citizenM London Bankside would open on 4 July that year, near Tate Modern, and showed how the formula had grown. Concrete again worked on the look of the building and Vitra again collaborated on the furniture.

The London release also put art at the centre of the brand. A text piece by the artist Mark Titchner, reading “Another World Is Possible”, was mounted on the outside of the building, and the collective assume vivid astro focus painted a floor-to-ceiling mural across the atrium. Both works were commissioned for the hotel, and the release named further pieces inside by Gavin Turk, Mario Testino and Hans op de Beeck. The chief marketing officer, Robin Chadha, said the open-plan ground floor was styled to resemble the living spaces of a well-travelled person.

Food followed the same domestic idea. The release described canteenM, a self-service area designed like a home kitchen and built around a red wooden coffee bar, with an open, bakery-style kitchen beside it. The mood pad returned in the rooms as a custom touch-screen tablet. Taken together, the red bar, the stacked rooms, the Vitra living rooms and the commissioned art had become a repeatable set that each new hotel could reuse in a different city.

In 2025 the brand changed hands. Wikipedia, citing the travel trade site Skift, says Marriott International announced on 28 April 2025 that it would acquire citizenM. Lodging magazine reported on 23 July 2025 that Marriott had completed the acquisition of the citizenM brand. It described citizenM as aimed at value-conscious travellers who want technology-driven stays, with smart in-room design, common areas with artwork, living-room-style workspaces and rooftop decks, and said the hotels would be integrated into Marriott’s systems and would become a fully participating Marriott Bonvoy brand. It quoted Marriott’s chief executive, Anthony Capuano, calling citizenM “the perfect addition to our portfolio.”

Design and documentation.

In a boutique hotel the lobby often does more brand work than the logo. It is where a guest first meets the name, the lighting, the music and the people at the desk, and it is usually the room that appears in photographs shared by guests and visitors. When a single name runs several properties, a common approach is to keep a recognisable tone while letting each building borrow from its neighbourhood: a local material on the bar, a reference to an earlier use of the site, colours drawn from nearby streets. The identity then works less like a template and more like a set of habits that travel from city to city.

Much of that identity is carried at hand scale. Key cards, room-door signs, do-not-disturb hangers and bathroom amenities repeat the mark on objects that guests handle many times a day and sometimes take home. Many hotels also give their restaurants and bars their own names, so a second identity has to sit beside the first on menus, napkins and street signage without competing with it. All of this asks a lot of the core mark. It has to read in metal or neon on a façade seen from across the road, and it also has to survive being stitched small on a pillow tag, printed on a shampoo bottle or embossed on a card. A system that plans for both sizes from the start tends to hold together better than one that adapts later.

citizenM

Modules, living rooms and a red bar.

The first element of the citizenM identity is the way its hotels are built. The Schiphol building of 2008 was assembled from rooms finished in a factory, and Concrete, which designed it, went on to work on later hotels such as London Bankside. At Schiphol the stacked rooms sat behind a facade of black metal panels.

The second element is a set of interior signals that travel from hotel to hotel. A red bar, Vitra furniture arranged as living rooms, white beds under coloured light and a touch-screen mood pad were all in place at Schiphol and returned in London four years later.

The third element is art and graphics. KesselsKramer was credited with the graphic design from the start, and the London hotel added commissioned works on the facade and in the atrium, so that the building itself carries a message as well as the name.

For a design guide, citizenM shows how a hotel brand can be fixed by a building method and a short list of repeated interior pieces rather than by a single logo. Compare the Marriott Brand Guidelines, the group that has owned the brand since 2025, and the Ruby Hotels Brand Guidelines, another European city-hotel brand built around compact rooms and shared spaces. For this guide we use red, black and linen white with a plain grotesk sans, an unofficial interpretation; no product or logo is reproduced.
